Home Mortgage
At Indi Mortgage, We recognize that securing a home mortgage is a deeply personal and significant decision. The allure of ‘lowest mortgage rates’ often propagated by banks and other financial institutions doesn’t always equate to the best value for you. It’s imperative to understand that such rates may come with restrictive conditions like steep penalties for early repayment, limited options for prepayment, and restrictive clauses that may not align with your homeownership goals.
As your committed mortgage agent, my focus extends beyond just finding you the lowest possible rates. I am dedicated to ensuring that your mortgage complements your personal financial landscape, offering the flexibility and terms that cater to your unique situation. Through my access to outstanding promotions and a network of reputable lenders, my aim is to equip you with a mortgage that provides real value, balancing competitive rates with the freedom and security you deserve.
Opting for a mortgage broker or agent like me offers a distinct advantage, providing you with a spectrum of choices and personalized advice, unlike the limited options available from a single institution. My service range includes first and second mortgages, refinancing, home equity loans, and more, all tailored to support your aspirations, whether you’re buying your first home, refinancing your current one, or seeking a loan for renovations.
Based in Saskatchewan and serving clients nationwide, I am connected to a community of reliable professionals, including realtors, lawyers, and financial advisors, ensuring you have a robust support system at every stage of your mortgage process. My expertise is particularly beneficial for first-time buyers, the self-employed, or those new to Canada, ensuring that every client receives thoughtful, expert guidance.

The Path to Home Ownership
PRE-APPROVAL (PRE-QUALIFICATION)
Your Indi Mortgage Broker will be able to review your unique situation and speak to affordability. Once an application is taken, you will be provided with a maximum purchase price as well as your anticipated mortgage payment. Your Broker will also collect your approval paperwork (ie. income/down payment verification).
SHOPPING FOR A HOME
After you have your pre-approval amount, it’s time to start shopping for a property. An experienced Realtor can help you find the perfect home. Ask your Mortgage Broker for a referral to a great realtor should you not yet have one.
MAKING AN OFFER
Once you’ve found your dream home, it’s time to make an Offer to Purchase. Your offer will have conditions for financing and typically a home inspection. When the seller has accepted your offer, it is time to submit your application to a lender.
MORTGAGE APPROVAL
A mortgage approval is based on both the borrower and the property. Once the Lender reviews your application they will place “conditions” on the approval that you/your broker/realtor will work together to satisfy. This is often referred to as a Conditional Approval. Once these conditions are removed your mortgage approval is finalized; you will now move on to funding your mortgage with your lawyer (closing appointment). ** While you wait to fund your mortgage: be sure you keep your down payment intact, are not making changes to your employment, reducing your income, or taking on any additional debts.
CLOSING/FUNDING YOUR MORTGAGE
Proof of Home (Fire) Insurance is a mandatory requirement to fund your mortgage. You will be required to show proof of insurance when you meet with your lawyer (aka closing appointment); be sure to get coverage in advance to avoid delays. Ask your insurance provider for a binder letter showing proof of this coverage. Tip: auto insurance providers typically offer discounts when bundling home/auto insurance. Lawyer/Closing Appointment – approximately 10-14 days prior to your possession date you will meet with your lawyer to sign your mortgage documents/finalize your purchase. Your Mortgage Broker would be pleased to recommend a great lawyer should you require a referral.
